A Baltimore developer is moving ahead with the next stage of its burgeoning downtown Raleigh development.
Heritage Properties Inc. plans for the latest phase of Bloc83 after filing a rezoning request with the city to allow for the development of a new 18-story mixed-use office tower.
Plans filed with the city call for ground floor retail, parking and office space. The project would be situated on a pair of properties at 615 W. Morgan St. and 117 S. Boylan Ave., owned by Crocker Family Properties LLC and Betty Poole Brinkley respectively.
The Crocker family has owned the land on Morgan Street since 1966, according to county records, and currently the property hosts a pair of single-story retail properties – including Calavera Taqueria – at the corner of W. Boylan Street and S. Boylan Avenue.
Brinkley took ownership of the property 117 S. Boylan Ave. in 1996 from James Poole at no charge, according to county records. The Poole family has owned the property since 1951. It is currently vacant.
The properties are currently zoned for just seven stories of mixed-use and sit adjacent to existing Bloc83 properties.
Across the street, construction began last fall on Tower Two, the $108 million sister tower to One Glenwood. Plans call for a 10-story Class-A office building totaling 271,500 square feet with 30,000 square feet of retail and a 665-space parking garage.
Earlier this year, before the pandemic, Chicago-based Envestnet leased more than 80,000 square feet of space in Tower Two and said it plans to grow its presence in Raleigh.
Once complete, the development will feature a collection of mixed-use towers, with retailers, restaurants and walkable active space in the heart of downtown Raleigh.
