In partnership with the Economic Development Partnership of North Carolina (EDPNC), below are four key sites positioned to serve major life science and advanced manufacturing projects as detailed in the EDPNC’s recent North Carolina Selectsite Readiness Program Report.

Additionally, several megasites are coming online within the region. Below is information for a megasite in Nash County that will soon begin development.

Chatham County: Triangle Innovation Point West

  • About: Triangle Innovation Point West is in New Hill, Chatham County, NC. The site is located in an opportunity zone and is 0.5 miles from US—1, a divided four-lane controlled-access highway within 12 minutes of the Raleigh I-440 Outer Loop and 45 minutes of Fort Liberty.
  • Type: Class-A Industrial and Manufacturing
  • Acres: 360, flat site with all utilities in place and heavy power
  • Square Footage: Up to 2 million sf developable space
  • Status: Ready for development.

Granville County: Triangle North Granville

  • About: Triangle North Granville is an industrial development site in the City of Oxford in Granville County, NC. The entire park spans 527 acres along the I-85 corridor, 30 minutes north of Durham and only 40 minutes to Research Triangle Park.
  • Type: Industrial and Manufacturing
  • Acres: 127 (383 acres of land available for expansion).
  • Square Footage: TBD
  • Status: Development is slated to be completed in 2026.

Wake County: CaMP Helix

  • About: CaMP Helix is located on the northwest side of Holly Springs in Wake County, along the life science corridor of US-1, a mile south of the I-540 interchange. It is easily accessible to the interstate highway system and is a 20-minute drive to Raleigh-Durham International Airport, the heart of Research Triangle Park, and Downtown Raleigh.
  • Type: Life Science and Advanced Manufacturing
  • Acres: 345 acres is the official acreage accepted for the program.
  • Square Footage: 3.5+ million sf (fully amenitized with curated offerings.) 
  • Status: CaMP Helix can accommodate large format or multiple building layouts, build-to-suit leases, and select land sale opportunities. It is built around the natural amenities of ponds, lakes, and trees preserved onsite and complimented by walking trails, fields, retail, restaurants, and gathering spaces. In addition, a balance of the campus will be developed on a speculative basis for move-in-ready options.

Coming Soon: Nash County Megasite

In 2023, the North Carolina General Assembly established the Megasite Readiness Program to continue the state’s success in recruiting large economic development projects. An in-depth evaluation of electric power, wastewater, natural gas, site size, and topography for over 30 sites was performed by the Economic Development Partnership of NC, JLL, Maynard Nexsen, and Timmons Group.  The team identified Nash County as one of six best megasites positioned for advanced manufacturing throughout the state.

  • About: The planned Nash County megasite will offer excellent accessibility, particularly with its proximity to the I-95 corridor and the CSX Carolina Connector intermodal rail terminal. The area boasts a developable, contiguous space ideal for industrial projects and solid utility capacity. A well-established, manufacturing-heavy industrial base nearby further supports megasite suitability for large advanced manufacturing projects.

  • Acres: 1,380 
  • Square Footage: TBD
  • Status: Nash County officials are finalizing land options and beginning site due diligence.
